Checking a photo is free. When it is knotweed, we come out to survey it, arrange spraying or excavation, and supply the paperwork a mortgage lender or conveyancer asks for. Site surveys from £275.

A good share of the plants people send us turn out to be something else.
Snap one leaf and one piece of stem, then send them in. You get an answer for nothing. We only suggest a visit if the plant is knotweed, and you see the price in writing before you agree to anything.
When the canes turn brown in winter it looks as though the problem has passed. It has not. The rhizome carries on underground and the patch is wider every spring.

A survey shows whether the stand started on your side of the boundary or came in from beyond it.

Leftwich runs along the river and the southern edge of town, with older houses, 1950s and 1960s estates and a good deal of open green space. Gardens backing onto the river, playing fields or rough ground are the most likely places to find knotweed, often along the back fence where grass is cut less often. Check the line between your garden and the public land, and look for canes poking through at the base. Photographs in summer show the plant most clearly.
If the stand is on open space or riverside land, find out who manages it before taking action. That may be a different body from your neighbour or landlord. Keep a record of the date, the location and the size of the patch. For owners, a management plan from a survey often reassures lenders more than a verbal explanation. If you are renting, report it in writing to the landlord, and do not try to cut it back.
